Office Due Diligence

WHAT DOES A DUE DILIGENCE EXERCISE COVER

Although such a service can be customised to meet one's specific needs, it usually covers a combination of the following and much more:

  • Verification of usable ('carpet') area

  • Generating base plans, sections and elevations

  • Estimating the efficiency of a given property

  • Complete technical evaluation of the property

  • Structural stability

  • Compliance with local laws

  • Estimation of expected running costs of services like electrical, air conditioning

  • Ease/difficulty of installing basic and specialised services including satellite dish, leased lines, etc

  • Compliance with 'green' guidelines and readiness of the given property to comply with general green guidelines

  • Readiness to make the property 'sustainable'

While going about the process of selecting a new facility for an organisation, traditionally the assigned team usually focuses on aspects like location and the rental/capital cost. Whilst this worked fine traditionally, the invasion of technology and the ever changing demands of the workplace of this century makes it imperative for one to realise that 'cost' and 'efficiency' does not depend solely on location and rental/capital cost. Several other factors contribute to it. When an Architect is given a space (chosen in the traditional manner) to design, he is constrained by several factors, thus limiting his or her ability to bring in efficiencies.

Spacefits urges all corporate houses to hire an expert ,well in advance, during the property selection stage to conduct a complete due diligence of shortlisted properties to avoid surprises in the future. Such a study will help an organisation to identify the most appropriate property and also mitigate against possible risks in the selected property.

SPACE AND ENERGY AUDITS OF EXISTING PREMISES

Following the general slowdown in the economy in 2008-2009, more and more organisations are trying to make optimum use of their existing facilities. Such initiatives spurn activities like making the spaces more efficient, better use of building services like air-conditioning, improved corporate governance including disciplined working hours and several other innovative initiatives.

Spacefits conducts space audits to determine how one can do better space planning  out of a given space, and if requested ,also generate new plans for the same. Energy audits help analyse current usage pattern and technology employed to meet given needs and succinct advice on ways of reducing the energy needs.
