WHAT DOES A TEST-FIT INVOLVE

 

Spacefits endeavours to keep the process fast and efficient; a tool which enables the potential buyer with better decision making abilities. Such an exercise involves all or part of the following:

  • Understanding and defining the buyer's needs clearly (it is important for one to realise that needs are not only about the number of beds and number of tables, but also about volume of storage, feasibility of wi-fi connectivity in all rooms, scalability in case a new member is added to the family, etc)

  • Taking physical dimensions of the property

  • Generating a base plan based on actual measurements; as against a developer provided base plan

  • Calculating the actual usable ('carpet') area of the property

  • Generating a layout based on the buyer's requirements

  • Assessment of the ability of the property to fulfill the buyer's needs

 

The urban home market has gone through dynamic changes between 2000 and 2010. This period has seen a phase in cities when large bedrooms and other spaces were in vogue. Following the slowdown in the markets since 2008, such 'frills' have been done away with and and developers have changed with the times. Homes today come with smaller bedrooms and other spaces and some even call million dollar homes with compact rooms 'affordable housing'!

Although governments try to curb developer practices like increasing saleable area substantially without reason, the buyer at most times doesn't get a true picture of what he or she can fit into the given space. By the time an Architect or an Interior Designer is appointed, the owner would have signed on the dotted line.

Buying a new home often takes time and substantial financial commitment. It is advisable that prospective buyers take an extra day or two get a 'test fit' of the shortlisted property done.

   
WHAT IS A TEST FIT

A test fit is a block layout done on the base layout provided by a developer. Such a block plan will be based on the end user's requirements and demonstrate what can be fitted within the given space and what cannot be. This exercise will also highlight the exact usable area of the space, which is something a developer does not disclose; allowing the potential buyer better negotiation margins.
